ADVERTISEMENT FOR TRUSTEE'S SALE

    In execution of a certain deed of trust from Jackie Huneycutt, to Jaxon Wilkens, Trustee, dated October 8, 2019 and recorded October 16, 2019 in the Clerk's Office of the Circuit Court for Wise County, Virginia as Instrument Number 201904618 default having been made in the payment of the debt therein secured and being required to do so by the noteholder, the undersigned sole acting trustee, after giving fourteen days due notice to the owners of the real estate of the date, time place and terms of sale, will offer for sale at public auction at the WISE COUNTY COURTHOUSE IN WISE, VIRGINIA, on JUNE 30, 2025 at 11:00 AM, the real estate with improvements thereon, and more particularly described in the aforesaid deed of trust to which reference is hereby made and more particularly described as follows, to-wit:

     All that certain lot, piece or parcel of land, together with the improvements thereon, situate in the Town of Appalachia, Wise County, Virginia, and more particularly bounded and described as follows, to-wit:

      TAX ID NO. 018746:

      Lot Two (2), Block One (1), as shown upon a certain plat of an addition to the Town of Appalachia, Wise County, Virginia, which said plat is marked and known as “Map of King-Skeens Acres, Showing Block One (1) of said Subdivision, located in Cold Spring Branch South of corporate limits of the Town of Appalachia, Wise County, Virginia”, dated September 4, 1973, which said plat is of record, along with the certificate of dedication therefor, in the Clerk's Office of Wise County, Virginia, in Deed Book 458, Page 677, reference to which said plat is hereby specifically made for a further and fuller description of said lots or parcels of land and all easements to which said land is subject.

      Sale shall be made subject to all existing easements and restrictive covenants as the same may lawfully affect the real estate.

     Terms of Sale: Cash. Settlement to be made within 10 days of sale. A bidder's deposit of $500.00 may be required.
